2nd Floor Extension - Care at Home Services, Little Common.

Prior to commencing with works adding a new floor to this office/shop building, Advanced Scaffolding & Plant hire Ltd erected scaffolding and encapsulated above the first floor with EnviroWrap®, an industrial grade blend of polyethylene heat retractable sheeting, made from a special blend fractional melt resins. This allowed our carpenters to work safely regardless of weather and protected the existing offices after the existing roof had been removed.

Due to access issues to this site we made the decision to 'stick-build' the timber frame on site, as appose to fabricating the panels at our factory.

The walls were insulated to our standard specification, 140mm Warmcel 500 and the flat roof with 120mm PIR Rigid Thermal Insulation Board between the ceiling joists and 25mm overboard.

The additional works we carried out on this project were removal of a masonry parapet wall, steel work and installation of uPVC windows.

We also recommended the roofing company and staircase manufacturer to Peter, our client.

Flats - Orchard Court, Little Common, East Sussex.

Orchard Court, a block of six flats was supplied, erected and insulated by Timber Frame It for local developers Orchard Estates Ltd.

The party wall robust detail that was used was two 90mm timber stud walls filled with Warmcel 500 separated by a 50mm cavity. This passed the sound test with flying colours.

For the floor, we used Cellecta DECKfon ScreedBoard 28. We researched the product and liked its benefits, most importantly it also passed the sound test!

This beautiful 220m² 'working barn' combines energy efficiency, great character and vital functionality.

The specification that we built to was literally packed full of environmentally-friendly, sustainable products. The 175mm thick walls are filled with Thermafleece™, a natural sheep's wool insulation, producing a U-Value lower than 0.18 W/m²K. The walls are also completely breathable, using breather membrane, Panelvent and Fermacel, a recycled gypsum-based wall board.

The exterior weather board clad is locally grown and coppiced, finger-jointed Sweet-Chestnut which together with local rustic oak for window frames and sills is truly beautiful and highly sustainable.To complement the look of the barn, a traditional corrugated, galvanized roof was specified and fixed to the open eave detailed roof.

Like ourselves at TFI, our client Hazel was particularly eager to build to a greener and healthier specification. As a result, this stunning build not only has a smaller carbon footprint than if it were built to conventinal methods, but low energy costs for years to come aswell!



Residential - Kites Nest Walk, Little Common

Timber Frame It Ltd supplied, erected and insulated the timber frame for this chalet-bungalow in 2007 for Orchard Estates Ltd. The walls are insulated with 140mm of Warmcel 500 and the sloping ceilings with 140mm mineral wool and TLX Silver producing great U-Values.

The exterior clad is bricks with the top half being vertical plain clay tile hangings. The bay window features timber clad detailing which, though only for decorative purposes is extremely pleasant to the eye.
